Royal Docks Waterways announces vision for London’s largest floating destination and community

Royal Docks Waterways has unveiled a new vision for Royal Victoria Dock West in East London, featuring a major year-round wellbeing destination titled Floating Wellness. The project is designed to transform a 12-hectare stretch of water into a public space centered on health and outdoor activity. Key features of the proposal include a floating lido, dedicated sauna and spa experiences, and expanded support for open-water swimming to meet the increasing demand for cold-water wellness facilities in the capital.

The development is part of a broader regeneration strategy for the Royal Docks, which includes plans for a floating park and residential moorings. While the wider area is undergoing a long-term £5 billion investment program, the early phases of these water-based projects are expected to be delivered before 2030. The initiative marks a shift toward water-led regeneration, focusing on making the historic docks accessible for leisure and connecting the local community with the water.

Royal Docks Waterways is now beginning the procurement process to secure third-party partners to progress the Floating Wellness project. Public engagement sessions are scheduled throughout February and March to gather feedback from local stakeholders and residents, which will help shape the final briefs for the wellness and residential components. The project aims to establish the Royal Docks as a primary destination for London’s sauna and swimming communities.
